We recently performed a no cooling call visit for a commercial property in Salisbury, MD. Our company also serves commercial clients in Charlotte, NC, and throughout North Carolina. This space is near US 13 North by Delmar, used by a national retail chain and classified as light commercial. There are several reasons why an AC can be running but not cooling. These include but are not limited to: a clogged air filter, faulty compressor or refrigerant issues. Additionally, a spike in energy bills can indicate HVAC inefficiency due to issues like clogged filters or refrigerant leaks.

What Causes a Commercial Rooftop AC Unit to Run but Not Cool?

  • Thermostat setpoint isn’t reached due to control system malfunctions
  • Cooling mode lockout occurs from detected unsafe conditions
  • Condenser fan motor may be overamping or making noise, leading to system shutdown
  • Ineffective refrigerant heat rejection stops hot gas from turning back into liquid
  • Common issues like clogged filters or a failing compressor disrupt cooling

In this particular case, the tenant was complaining of a thermostat setpoint not being met. Upon arrival, the Trane, 10-ton, YSC series, rooftop gas system was in lockout. We tested the control board per manufacturer’s specifications to determine what mode lockout occurred in and discovered the system in a cooling mode lockout. It was verified that no major or obvious issues were present resulting in the power to be cycle in order to reset the system. Commercial AC repairs like this are essential for maintaining system reliability and minimizing downtime. Emergency HVAC services are available 24/7 for commercial properties to address such issues promptly.

Upon startup, the condenser fan motor was extremely noisy and through further inspection, motor was drawing double the rated amperage. In conclusion, the unit was likely going off on high head pressure after running and fan going off on overload, leading to us quoting to replace and professionally install a new condenser fan. Professional installation is crucial when replacing critical components to ensure system efficiency and reliability. Frequent repairs like this can indicate that a commercial HVAC system may be nearing the end of its lifespan. Investing in timely repairs and maintenance can help businesses save on long-term operational costs.

Is a condenser fan necessary?

The condenser fan plays a pivotal role in your air conditioning setup. Its main function is to lower the temperature of the refrigerant gas, transforming it into a liquid state. This vital function facilitates the effective extraction of heat from your indoor environment, which is essential for proper air conditioning. A few signs that your AC fan motor is bad, include: fan doesn’t stop, fan doesn’t start, airflow isn’t cold or the AC runs intermittently. Unusual odors from a commercial HVAC system can indicate electrical problems or mold growth. Looking for AC repair near you? Contact Us Today

Rooftop gas systems like the one in this project often provide both heating and cooling, so maintaining both the heater and cooling components is crucial for year-round comfort.
